We were appointed to undertake a pre-acquisition survey on behalf of Leopard Capital for a1.25 million sq. ft. landmark building at Leeds Bradford Airport Industrial Estate.

We provided technical due diligence advice and a detailed pre-acquisition survey report including estimated costs and advice on the existing lease structures and the repairing liabilities of various units on the estate.

Our report and expert guidance enabled Leopard Capital to make a fully informed decision.

The imposing building is a very well-known, vastly scaled warehouse in a prominent location, north of Leeds. It has a fascinating history as it played a key role in the Second World War. The depot, originally built by the Avro Aircraft Company, became a ‘shadow factory’ between 1939 and 1946 – complete with a roof camouflaged in grass, imitation farm buildings and dummy animals. It manufactured around 700 Lancaster Bombers and 4,500 Ansons built by a 17,500-strong workforce.
